Contract to Close Service – $275
Includes:

• Binding Contract Completion
• Coordinate All Dates with Lender/Agents
• Ensure Deadlines Are Not Missed
• Handle All Incoming and Outgoing Paperwork

(This is a per-side fee.)

Additional Fees:

• Contract Termination Fee (if terminated) – $100
• Submitted/Declined Offers for C2C Clients – $15
• Submitted Offer (if not part of C2C service) – $50

Showing Prices:

• $50 per showing in Smithville, Sparta, Cookeville, & McMinnville
• $75 per showing for other counties (per showing basis)

Additional Notes:

• Showing service is offered as my schedule allows and is not always guaranteed.
• After 5 showings to the same client, a 20% commission will be added to the $50/$75 per showing fee.

Social Media Graphics:

• $20 per graphic
• 3 graphics scheduled for $50
• 4 posts scheduled over 4 weeks – $85
• Open House Flyer (if I host the open house) – $15

Flyers:

• Full-Page Flyer (with all MLS info) – $30
• Auction Flyer - $50

Open House Prices:

• $50/hour within 45 minutes of travel
• $75/hour for locations over 45 minutes away

Service Includes:

• Personal collection of detailed attendee information
• A comprehensive post-event participant list, including:
  • Progress in the buying journey
  • Whether they are working with an agent

Additional Terms:

• 30% commission for buyers generated from open houses

Sign Placement or Pickup:

• $10 within 30 minutes (each additional sign: $5)
• $15 for locations over 30 minutes (each additional sign: $5)

Showing Coordination:

• $5 per showing: Includes MLS sheet, access, and a practical route (book 5–10 showings).
• $25 flat fee: To schedule more than 5 showings for one client in a single day.

Information Coordination:

• $5 per per phone call: Will help make phone calls as needed.
